Homeowners are always asking me “What home improvement projects will give me the best return on my investment?”
Based on data from a 2025 Cost vs Value report, here’s a look at the average cost of several renovations, and how much value they actually add to the house.
Bathroom Remodel: Project cost: $23,347 Increased home value: $17,661
Kitchen Remodel: Project cost: $77,914 Increased home value: $31,968
New Asphalt Roof: Project cost: $33,897 Increased home value: $21,671
New Composite Deck: Project cost: $23,338 Increased home value: $15,182
If you’re planning on staying in your home for a few years and will truly enjoy the upgrades — absolutely go for it!
But if you’re renovating solely to make money when you sell… the numbers tell a different story. Most major home renovations in today’s market don’t return dollar-for-dollar at resale.
Before investing in big updates, let’s talk strategy. The right improvements can help your home sell faster and compete in the Pittsburgh real estate market.
